그런데, 작년 정도에 부모님이 오피스텔 하나를 청약하여 당첨되었습니다. 분양가는 3억 2천 정도입니다. 대강 계약금 10퍼에 중도금 대출이 50퍼, 잔금이 40퍼 정도입니다. 여기에 따져보니까 붙박이 가구 및 에어컨 설치비가 1천만원, 부가가치세가 1700만원, 취득세가 1300정도로 계산이 되더군요. 부모님은 저 주겠다고 계약금 지급 후 저한테 증여하는 형식으로 해당 오피스텔의 명의를 이전하였습니다. 그리고 저는 잔금을 2021년 7월 경에 잔금을 치루기 위해 열심히 돈 모으는 중입니다. 해당 오피스텔이 있는 지역은 올해 초에 투기조정지구였나 거기에 들어가게 되었습니다. 맨처음에 저는 어차피 통장에 돈을 모으나 실물(오피스텔 아마 거주용으로 쓰게 될 거 같음)로 가지고 있나 그게 그거라고 생각을 해서 그렇게 하자고 했는데 생각해보니 별로 좋은 생각이 아니었던 거 같습니다. 1. 우선 위에 쓰인 세금이 결국 비용으로써 지출이 되고 2. 오피스텔이니 감가상각은 일단 젖혀놓고 비워놔도 관리비도 매달 지출이 될 것 같기 때문입니다. 결국 통장에 동일한 금액을 그냥 현금으로 가지고 있으면 이자라도 붙는데, 오히려 이자비용만 더 지불해야 하니 훨씬 손해가 아닌가 하는 것입니다. 그리고 위에 더해 개인적으로 떨떠름한 점은 1. 제가 1년 후까지 돈을 모아도 잔금다 치루기에는 많이 부족하기 때문에 부모님이 메꿔 주시기로 했는데, 부모님 돈이 결국 섞인다는 점 2. 위의 중도금 대출 1억 6천 가량은 결국 제가 갚아야할 평생의 빚이라는 점 3. 평생 혼자 살 생각이기 때문에 2~3인 거주할 수 있는 오피스텔에서 혼자 거주하기는 낭비같다는 점 4. 부모님은 제가 그때까진 일하는 것을 가정하고 있는데, 저는 당장이라도 지금 하고 있는 일을 그만두고 싶다는 점. 5. 1번 때문에 부모님은 저한테 [집을 사주었다]고 생각하고 이것저것 요구할 것이 많아질 것이라는 점 6. 저는 생각 없는데 결국 제가 몇년간 모은 돈을 모조리 여기에 써야 한다는 점 등등이 있습니다. 부모님 세대에서는 부동산 가격이 잘 올랐던 것으로 알고 있습니다. 때문에 목 좋은 곳 부동산을 싸게 분양받을 수 있으면 무조건 이익이던 시절이었을텐데, 일단 그게 현재도 유효한지 의문이고 거기다 더해서 떨떠름하기 까지 하니 영 고민되네요.
