안녕하세요 40대 초반 남성입니다 1년 전 수도권에 집을 사고 7천만원 정도의 대출을 안게되었습니다. 주택금융공사에서 보금자리론으로 3.5%정도 고정금리 20년납 대출이고요. 월 원리금 394,000원씩 내고 있네요. 큰 부담은 아닙니다만 그래도 성격상 좀 거슬리기는 하네요.(누군가는 사직서 제출 방지용이라는데 그런것 같기도하고) 현재상황은 집사고 남은 현금잔고가 통틀어 1천만원 정도 있고요. 향후 어찌저찌 1년에 1천만원 정도씩은 모을수 있을것 같습니다. 질문입니다. 1.돈생기는대로 대출 갚아버리는게 무조건 이익인가요? (3년내에 중도상환시 1.2%수수료가 있네요. 그후부터는 수수료 없고요.) 2.아니면 투자공부를 하면서 총알을 모으고 있는게 더 낫나요? (투자를 시작해보고자 책을 보기 시작했는데 아직 감이 오지 않습니다. 경제용어도 익숙치 않고요. 그치만 삼성전자같은거 지금당장 사놓고 싶긴합니다.) 3.청약은 가지고 있는게 좋은가요? 보통 집을 사서 살다 보면 다른데 이사갈 일이 있는데 그럴 때 분양권을 사거나 계약금이라도 하려면 목돈을 들고 있는게 좋을것 같습니다. 원금보장이 되고 원할때 큰 손해 없이 환금할 수 있는 곳에 투자하시면 어떨까 싶습니다.
청약은 민간분양 같은 경우 1주택자에게는 이사 후 주택 처분을 전제로 청약통장이 쓰이는 경우가 많은데다 이율도 좋으니 반드시 들고 계시구여.
저도 사실 투자알못이라 그냥 제 입장에서만 써봅니다.
