임대차보호법이 참 그지같으면서도 갭투자 막는 목적으로는 잘 한거 아닌가 하는 생각을 이번에 첫 지방 갭투자 한 번 해볼까 했다가 느꼈습니다 제가 본 모 지역은 24년 초까지는 공급이 없고 미분양도 급격히 소진되는 듯 합니다(24년 후반부터는 공급이 좀 있음/인근지역도 마찬가지+이미 올라서 키 맞출듯) 그래서 22년 초에 사서 옆지역이랑 가격 키 좀 맞추면 24년 초에 2년 채우고 팔고싶다는 생각을 했어요 제가 들어가서 살 생각은 없구요 그러면 24년 초쯤에 제 집을 사 줄 사람은 두 유형일텐데 1. 24년 초~중순에 입주하고싶은 사람 실거주자가 내쫒고 들어가겠다고 하면 세입자는 집을 안보여줄수 있더라구요 계약만료 6개월 이내면 새로운 세입자도 못쫒아내니까 그 땐 보여는 주지만 새로운 임대인(=내 집 사줄 사람)도 26년 2월에 입주해야 하는데..그런 사람 찾기 쉽지 않을듯 합니다 2. 24년에 아니면 새로운 갭 투자자에게 파는 방법이 있죠! 그런데 현시점에 25년 공급물량이 얼마나 될지 모르는데 26년 공급물량을 예측해서 시세예측을 하기는 아무래도 좀 어렵지 않아 싶습니다 예전처럼 2년 단위로 선분양-전세계약 사이클이 돌아가는 분위기가 아니라서.. 다행히 공급이 줄어서 매매가가 그 뒤로도 안떨어질거같다면 다음 갭투자자가 들어올테니 문제없겠지만 만약 그 뒤로는 공급이 많다면? 갭투자자가 들어오기도 어려울 거 같습니다 결국 1. 이미 20년 상반기에 계약해서 계약갱신청구권을 쓸거거나/썼고 24년 상반기에 나가가겠다고 하는 사람을 만나거나 (이랬다고 해도 23년에 갑자기 3개월 뒤에는 나가겠다! 라고 하면 그냥 그 때 팔거나(2년 이하 보유라 비과세 못받음기존주택 아직 안팔았으면 비과세 요건 거주기간 리셋) 또는 다시 4년 살 수도 있는 세입자 맞춰야 함/ 계약갱신청구권 안쓰겠다고 특약에 써도 무효) 2. 그 때 매매가는 올라오고 전세가는 떨어질거라고 믿어보고(그럴까..?)+ 운좋게 좋은세입자 만나기+명절과 생일에 선물, 이사하실때 이사비 챙겨주고 2년 뒤에 나가달라고 하기 3. 26~28년까지도 입주물량이 적어서 다음 갭투자자/2년 뒤 입주할 실 수요자도 먹을게 있을거라고 믿기 4. 1년전부터 들어가 살 집을 구하는데 집은 안봐도 계약가능한 부지런한 차기매수인 찾기+그런 상황에 집을 보여주는 임차인 만나기 결국 그냥 운에 기대는 부분이 많은거니까 임대인 입장에서는 갭투자 유인이 적지 않나 싶습니다 물론 그럼에도 불구하고 현장에는 갭투 투자자들이 엄청 많이 들어오는거 보니 그냥 이정도 리스크는 감수하는 걸수도 있겠네요 아무튼 지방 갭투자도 아무나 하는거 아니라는거...다시 한 번 배웠어요 기존에 갭투자 했던 경험으로 지금 갭투 추천하시는 분들 얘기도 조금 조심히 들어야 하지않나 싶구요 적폐 투기꾼 좀 해보려고 했는데 겁이 많네요 제가ㅋㅋ 욕먹을까봐 펑걸고 소소하게 올리려 했는데 글이 길어져 티타임에 갑니다ㅜㅜ 다들 그렇지만 돈을 빨리 벌어야하는 사정이 있으니 너무 뭐라고 하지 마시고 그냥 이런 생각들을 하는구나 하고 봐주세요 그리고 혹시 갭투고수인 분들은 어떻게 하시는지.. 쪽지 좀 부탁드립니다.....ㅜㅜ 즐거운 주말 되세요!!
