0. https://new.redtea.kr/pb/pb.php?id=qna&no=10823#98342 답변관련 글입니다 1. 건설업은 생활에 아주 밀접하지만 관여하는 사람이 너무 너무 너무 너무 많기때문에 건설업이라고 퉁치면 누가 무슨 일을 하는지 알 수가 없으니 좀 세분화해볼까 합니다 2. 건설업의 업무파트를 크게 나누면 건물에 직접 관여하는 기술 파트가 있고 어떤 기업이나 있는 영업 인사 관리 회계파트가 있습니다 3. 건설업만의 특징이라고 할 수 있는 기술파트를 다시 나누면 계획, 설계, 시공, 감리, PM으로 나눌 수 있습니다 아파트 사업을 예로 들어 하나하나 무슨 일을 하나 보죠 3-1. 계획파트는 우리가 무엇을 만들지 결정하는 단계입니다 예를 들자면 우리가 어떤 땅에 몇 명이 살 수 있는 아파트를 지을 것인가를 결정합니다 도시계획 용도지역 주변환경등을 고려하고 동시에 아파트로 인해 유발되는 교통처리, 교육(초품아!), 환경 소음등도 같이 계획하죠 대학 전공으로 보면 도시공학 건축 교통 환경이 관련학과에 해당합니다 3-2 설계파트는 게획파트에서 결정된 사항 천세대 아파트를 어떻게 만들지에 대해서 계획합니다 아파트로 방은 몇개로 할 것인지? 방크기는 어떻게? 도로는 어떤 구조에 어떤 포장을 할꺼고 조경공간엔 뭘 심으면 예쁘고 경제적인가? 를 고민하죠 대학전공으로 보면 토목 건축 조경 전기 통신 기계에 해당합니다 저는 요파트에서 일을 합니다 3-3 시공파트는 설계파트에서 넘겨준 설계도를 바탕으로 실제로 짓는 단계입니다 시공파트는 다시 직접 삽질(?) 하는 시공과 시공을 보조하는 공무로 나뉘게 됩니다 시공은 보통 건설업하면 상상하시는 그것 (목수 미장 포크레인기사등등)인데.. 상상하시는 것 이상으로 전문화 세분화 되어 있습니다 공무는 좀 안 익숙하실덴데 오늘 어떤 사람을 몇 명 투입해서 어떤 일을 할지 지도 감독하고 인원 투입에 따른 인건비나 4대보험에 관련된 보고를 올리는 둥의 데스크워크를 하는 걸 이야기합니다 출근은 현장으로 하지만 삽질할 기회는 많지 않죠 이것도 현장 따라 케바케지만요 ㅋ 대학전공은 건축공학이 대표적인 공무를 배우는 곳이고 2~3년 전문대의 건축 토목 전기 조경 등등이 해당합니다 3-4 감리파트는 다른 말로 감독이라고 부르면 크게 틀리지 않는데요 시공파트가 설계도 대로 작업하고 있는지를 검토하고 시공파트가 설계대로 작업할 수 없는 불가피한 상황이 생긴다면 시행 설계 시공 사이에서 중재를 해주는 역활을 합니다 기술적 난이도가 가장 높고 때문에 기술사나 오랜 경력을 가진 검증된(?) 분들이 주로 하는 업무죠 약간의 인맥이나 끝내주는 국가인정자격이라면 모를까 감리파트로 바로 진입할 수 있는 전공은 없습니다 보통 계획 설계 시공에서 잔뼈 굵으신 분들이 전업하는 형태가 많죠 3-5 PM는 프로젝트 매니징의 줄임말입니다 PM파트는은 3번에서 나열된 모든 일을 어떤 순서로 어느 정도 인원과 장비를 어느 정도 돈을 써서 진행할 것인지를 결정합니다 위에서 쓴 공무에도 같은 말이 있죠? 작은 현장의 경우 공무와 PM은 분리되기 어려워서 그렇습니다 ^^; 굳이 분류를 하자면 오늘은 몇 번 기둥을 올릴꺼니까 인부가 3명이 필요하다 결정하는 게 PM 그럼 김씨 이씨 박씨를 불러야겠군 하고 결정하는 게 공무입니다 지어야하는 건축물이 복잡하고 어렵다면 (플랜트처럼) 다시 순수하게 시공만 관여하는 좁은 범위의 시공PM 과 전체 업무를 추진하는 총괄PM으로 다시 나누기도 합니다 요즘은 잘 안 보이지만 CONTAXND님이 플랜트시공PM이시죠 3-6 이런 모든 행위는 물론 기술자들이 각종 법령 기준등에 준해서 계획합니다만 법이나 기준은 그렇게 엄격(?)하지 않습니다 1점과 10점이라는 상하한선만 결정해두고 그 안에선 마음대로 해라죠 그래서 7점짜리 계획을 만들면 그 계획이 법령과 기준에 합당한지? 해당 지역과 주변환경에 영향이 없는지? 계획이 좋다면 계획대로 제대로 공사하고 있는지를 검토 관리 감독해야하는 건 관입니다 설정된 계획에 맞춰 적합한 행정서류를 집어 넣고 감독관과 협의를 해서 인허가를 받고 인허가 받은 내용과 다른 계획이 생겼을 때 변경을 하고 모든 건설사업이 끝났을 때 준공검사를 받아 사용허가를 받는 것 이게 건설행정입니다 건설행정은 누가 맡아서 하는 경우도 있지만 보통 각각 기술자들이 자기파트를 알아서 담당하는 경우가 많습니다 3-6-2 그럼 관에서 관리 감독을 해야되는데 왜 감리가 있느냐? 라고 궁금하실 수 있는데 관에서 일하는 감독관들은 전문성이 떨어지는 일반인들이라 그렇습니다 감리라는 전문가들의 도움을 받는 거죠 4 이제 첫 질문으로 돌아가서 신탁같은 금융회사들은 부동산PF를 설정할 때 사업의 종류, 진행상황, 소요시간, 각종 걸림돌등을 파악해서 적절한 대출규모+이자를 결정해야합니다 예를 들자면 저 땅에 아파트를 짓는다고? 땅을 담보로 돈을 빌리고 싶다고? 사업은 어떤 단계에 와 있지? 그 단계면 대충 몇년정도 소요시간이 걸릴껀데 저 현장은 현장이 외져서 공사가 힘드니까 몇 년정도 더 걸릴꺼야 그러니까 이정도 이율이면 어떨까? 를 고민하고 제시해야합니다 그래서 이런 건설업무에 능숙한 건설관련 기술자가 필요하고 관련 기술자중에서도 감리와 PM이 신탁에서 원하는 인재(?)와 비슷한 관점으로 업을 하는 만큼 업무연관성이 높은 편에 속합니다 물론 감리 PM은 건물을 짓는 게 목적이고 신탁은 건설과정에서 발생하는 금융비용을 계산하는 게 목적이니 똑같다고 할 순 없겠지만요 ^^ * Cascade님에 의해서 티타임 게시판으로부터 게시물 복사되었습니다 (2021-01-27 10:30) * 관리사유 : 추천게시판으로 복사합니다.
