안녕하세요. 무더운 여름날 다들 장마로 인해 고생이 많으십니다... 상황설명을 하자면, 1. 현재 아파트 맨 꼭대기 층에 살고 있습니다. (복층 구조입니다. 옥상지붕이 곧 다락방지붕인..) 2. 과거 2016년쯔음? 태풍이 왔을 때 아파트 옥상 지붕의 기와라고 해야될까요, 지붕 덮어주는 자재같은게 다 날아가버려서 그때 누수가 생겼었고, 그 때 집안 도배와 옥상 공사를 했었습니다. 3. 옥상은 공용 공간이니 아파트 관리사무소에 수리 및 관리 책임이 있다고 보았기에, 저희집은 관리사무소 측에 수리비를 청구하였고, 관리사무소 측은 옥상수리비는 그렇다 쳐도 도배를 한 지가 오래되었으니 도배비용의 절반을 저희집쪽이 부담하라고 하였습니다. 그리고 도배와 옥상수리를 하였습니다. 4. 이번 장마로 인해 안방쪽에서 또다시 천장 누수가 발생하였습니다. 5. 관리사무소 측에 수리와 수리비용을 모두 요구하였습니다. 관리사무소 측에서는 입주자 대표회의에서 논의해보겠다 하며 뭉개고 가려는 듯한 분위기입니다. 어차피 장마철은 곧 끝나니까요. 6. 입주자 대표회의 측에서도 비용부담을 꺼려하는 눈치입니다. 공용공간 수리라고는 하나, 비용은 공용부담(아마 장기수선 충당금에서 부담할듯)인데 이득보는건 저희집 밖에 없으니까요. 이런 상황에서, 1. 천장누수의 피해보상의 책임은 아파트 관리사무소 측에 있는게 맞나요? 2. 아파트 관리사무소 측에 있다면, 수리비를 청구할 수 있도록 효과적으로 압박할 수단이 뭐가 있을까요? 3. 빠르게 상황을 해결할 수 있는 좋은 방법이 있을까요? 어머니가 요새 이걸로 스트레스를 정말 많이 받으십니다.. 답변들 미리 감사드립니다.
