이게 좀 원론적인 궁금함인데 어떻게 검색해야 되는지도 모르겠고 검색해봐도 제가 알고 싶은 내용이 없어서 홍차넷에 질문 합니다. 제가 궁금한 것이 좀 복합적인 부분이라 간단하게 말씀 드리는게 어려운데 정리하자면 1. 한정된 부동산 위에 올린 고 용적률의 아파트라는 집들을 보면 엄청난 인플레이션 자본이 발생하는 것으로 보이는데 이게 자본시장적으로 봤을 때 일종의 버블같은 역할을 하는게 아닌가요? 2. (재건축 같은 경우를 제외하고) 아파트를 부시고 다른 용도로 사용하기로 했습니다.(예를 들어 백화점이나 좀 더 낮은 용적률의 고급 빌라) 그러면 그 모든 집들을 돈주고 사들인 다음 하게 되는 것인지, 아니면 한번 지어진 아파트는 무조건 그 건폐, 용적률 이하로는 건설이 안된다거나, 정해진 주택부지 외에 용도 변경이 불가능한 것인지? 한마디로 재건축만 가능한 것인지 용도변경이 가능한 것인지 궁금합니다. 3. 그냥 부동산이라는 개념으로 봤을 때는 작은 땅에 여러명이 살수 있는 곳이 아파트인데, 지대(토지)의 개념으로 봤을 때는 주인이 어떻게 되는 것인가요? 모든 집주인들이 n빵 하는 개념이라고 봐야 되나요? 질문 내용을 보셔서 알겠지만 제대로 알지 못해 두서가 없습니다. 죄송한 질문에 답변 주실 분들께 미리 감사 드립니다.
