서울에서 10여년 간 작은 투 룸 하나 구매해서 잘 살다가 이번에 짤리고 이직하는 과정에서 타 지역으로 가게 되었는데요 사실 1년 전부터 처분하려고는 했는데 안 팔려서(당연하게도) 그냥 살지 뭐 하고 살던 집인데 회사에서 숙소를 제공하기에 딱히 타 지역에 집을 구하지 않아도 되는 상황입니다 제가 임대도 임차도 해본 적이 없습니다 월셋방도 안 살아봤.... 1. 제가 이걸 월세로 내놓고 확정이 된다면 저는 집에서 빠지고 임차인이 전입신고를 하잖아요? 저는 어디다가 전입신고 해야하나요? 부모님 집에 서류 상으로 들어가고, 몸만 숙소에서 사는 그런 상황? 만약 가족,친지도 없는 사람이라면 이 경우는 어떻게 되는지... 2. 집에 당연하게도 가구나 가전 이런것들이 좀 있는데 버리거나 중고 처분하고 가는게 맞는지, 임차인(이 구해진다면)과 상의해서 두고 가는게 나을지... (티비,에어컨,세탁기,냉장고,전자렌지,침대,책상,행거,수납장, 화장대 등) (옵션형이 아니고 다 제가 구매한 것들) 만약 임차인이 원해서 두고 갔는데 세탁기 냉장고 등이 고장난다면 제가 수리해줘야 하는지(현재 상태는 좋습니다) 3. 현재 노후화된 샤워수전이나(기능은 문제없으니 외관상 기스들이 많고 낡음) 오래되어 물이 시원하게 빠지지는 않는 세면대배관 (제가 키가 커서 세면대는 거의 잘 안 씀) 이런거 한번 싹 수리 하고 임대하는게 맞는건지 또 제가 짐 뺄때 퇴거청소나 혹은 임차인이 들어올때 입주청소 같은건 어떻게 상의할지... 4. 기본적으로 가스비,전기세,수도세,인터넷,빌리관리비가 월 나가는 요금인데 이런건 전입 신고로 임차인이 들어오면 자동으로 청구서가 그쪽으로 가나요? 혹은 따로 지정? 전기,가스,수도야 국가에서 운영하는 기본적인 공과금이라 그렇다 치는데, 인터넷은 해지하고 가는게 맞는지...요금을 임차인에게 받는게 맞는건지도 모르겠네요 부동산가면 알려주겠지만 주말이기도 하고 한번 홍차넷에 질문 드려봅니다 빼 먹은 것이 있나 모르겠지만 임대를 줘 본 적도, 살아본 적도 없어서 왕초보인데 기타 '아 이 색히 이건 알아야 할 듯' 하는 것 있으면 가르침 부탁드립니다. 배관청소나 입주청소같은건 세입자가 잘 구해질 것 같으면 굳이 돈 쓸 필요 없이 놔두셔도 되고,

4. 관리비는 세입자가 내게됩니다. 자동으로 변경되진 않았던것같은데, 세입자한테 변경하라고 요청하시거나 호실로 청구되는 요금이라면 놔둔채로 세입자가 지로영수증 보고 납부하게 두셔도 됩니다.
(대신 아서모건님명의의 자동납부 중단 및 차후에 세입자가 나갈때 연체요금 정산은 챙기셔야할겁니다.)
가스 같은건 이사나간다고 기사용요금 정산해달라고 가스회사 직원 불러서 돈내고 가스 잠그고, 새로운 분이 오면 다시 열었던것 같습니다.
인터넷은 원룸건물 전체에 특가로 저렴하게 들어오는게 아니라 개인적으로 계약하는거면 해지하는게 일반적이구요.
(물론 회사 숙소가 주거용도가 아니라 전입신고를 못하는 경우들도 있다고는 들었는데 음...)
2. 10여년간 쓰신거라면 가치가 높지는 않을거라... 임차인에게 물어보시고 결정하시면 될것 같아요.
가구를 가져오시는분들같은 경우에 비워달라고 요청하면 폐기하시거나 기숙사로 옮겨야하실 수 있구요.
투룸정도라면 가전 세팅되어있는게 세입자 구하기 수월할것 같은데, 대신고장나면 고쳐주셔야합니다.
3. 세면대배관은 한번 본인이 직접 내부청소해서 머리카락같은거 걷어내주시는게 도움될것 같고
배관청소나 입주청소같은건 세입자가 잘 구해질 것 같으면 굳이 돈 쓸 필요 없이 놔두셔도 되고,
상태가 너무 심해서 세입자가 안구해지는 상황이면 하는게 도움이 되겠죠? 진리의 케바케라...
