안녕하세요. 친구와의 짧은 논쟁이 있었는데 다른 분들의 의견이 궁금해서 질문글을 올리게 되었습니다. 저와 친구는 30대 초반 직장인이구요, 친구는 취직도 일찍 하고 재테크도 괜찮게 했고 풍족한 집안에서 자라서 최근에 23년 준공 예정인 강남권 도시형 생활 주택 청약에 당첨되어 계약금 납입하고 세금업무를 처리하고 있다고 합니다. 친구가 아파트는 아니지만 강남에 입지 좋고 세대수 많은 곳에 내집마련에 성공해서 어찌어찌 인생이 잘 풀리는 것 같아서 나중에 입주 후에 함께 와인 따자고 축하도 하고 그랬습니다. 저와 친구는 앞으로 도생이든 뭐든 강남 중심 역세권에 자기 소유의 땅이 있다는 건 그걸로 성공한 인생이라고 생각하는 편입니다. 또 잔금 이후 전세나 그 이후 익싯까지 고려했을 때 향후 5년 안에 강남 땅 값이 떨어질 일은 없을 것 같다는 판단을 공유하고 있습니다. 그런데 저도 친구와 비슷한 소득 수준, 재산을 가지고 있긴 합니다만 그런 것과는 별개로 정치성향 차이로 잠깐잠깐 논쟁을 하곤 합니다. 물론 크게 마음 상하거나 다투거나 하는 건 아니고 그냥 친구끼리 으레 그렇듯, 이거보고 이재명 찍는다~ 찢는다~ 하면서 서로 놀리고 인터넷 드립 주워 섬기는 수준입니다. 비슷하게 최근에 중국 대만 분쟁이 핫해지면서 친구와 이런 저런 얘기를 나누었습니다. 친구의 생각은 "중국은 앞으로 5년안에 대만과의 통일을 위해 무력적인 행동도 불사할 것" "위기는 기회. 20년 3월 14일 폭락장 때 제대로 못 잡은 저점이 너무나 아쉽다" "중국이 대만 공격할 때 증시 폭락장이 우리 인생을 바꿀 기회다" 이정도고요 그에 대해서 저는 "근데 너 최근에 청약 당첨되고 잔금 치루면서 부동산에 자산 몰빵 아니냐." "나도 친중 좌빨이라고 드립치긴 하지만 중국 싫어하는 편이다." "근데 그것과 별개로 중국이 미친짓 하면 우리나라에 꽤 안좋은 영향이 있는 건 사실이지 않냐" "더군다나 그게 대만과의 전쟁 수준이면 증시폭락을 걱정할 게 아니라 서울 집값부터 떨어지지 않겠냐" 라는 얘기를 했습니다. 친구는 그런 리스크가 있다는 것은 인정했지만 본인이 예상하기로 대만 침공 수준의 분쟁은 잔금지급 이후가 될 것이며 그 때 되면 대출잔액 없이 자기는 1세대 1주택인데 뭐가 걱정이겠느냐, 내 집값 떨어지는 만큼 비강남 지역은 더 떨어질텐데 딱히 걱정은 안된다는 식으로 답을 했습니다. 잘 이해는 안되지만 친구가 폭락장에서 레버리지 잔뜩 땡겨 경제적 자유를 누리는 삶을 추구한다고 평소에도 자주 말하고 했던 터라 대충 넘어갔습니다. 위의 대화를 전제로 홍차넷 여러분께 드리는 질문입니다. 1. 중국 대만 분쟁이 실제로 전쟁 수준으로 진행될 가능성. 대충 친구놈이랑 얘기했을 때 꽤 가능성이 있다고 생각해서 록히드마틴이나 방위산업 etf를 지금부터 사모을까 하는 생각을 했습니다. 2. 중국 대만 분쟁이 실제로 전쟁 수준으로 진행되었을 시 미국과 우리나라의 참전 가능성. 이 부분은 국제 정세에 문외한이기 때문에 아예 잘 모르겠습니다. 미국까지 참전하는 세계 대전까지 비화될 수는 없지 않나 하는 생각입니다. 3. 이후 국내, 해외증시와 우리나라 부동산 시장에 대한 예상. 일단 위기는 기회라고 다시 없을 기회가 될 지도 모른다는 생각에는 동의하지만 그게 내가 될 수 있을까에 대해서는 좀 회의적이긴 합니다. 4. 제가 생각했을 때 이미 상류층 기득권층에 편입된 친구 놈의 한탕주의 성향에 대한 의아함. 앞선 대화에서 예측하셨겠지만, 이 친구는 전형적으로 국뽕, 중국을 매우 싫어하고 현재 진행형으로 세금을 동세대에 비해서 왕창 국가에 뜯기고 있는 입장에서 작은정부를 지향하는 보수 성향의 정치적 성향을 가지고 있습니다. 그런데 한편으로 이 친구놈의 국뽕혐 중혐이라는 정치적 입장과는 별개로 앞으로의 커리어패스가 잘 닦여 있고, 한국에서의 미래가 창창한 이 친구놈의 객관적 조건은 주변 국가의 전쟁이라는 극단적인 위기는 너무나 큰 리스크가 아닌가 싶은데요. 이에 대한 홍차넷 여러분의 생각을 듣고 싶습니다. 3. 안타깝게도 서울의 강남-서초 등 노른자위 땅을 포함하여 집값이 상승된 곳은 동결될 지언정 집값이 내려가기는 어렵다고 봅니다. 집값은 주식시장과 달라서, 외부의 변동요인보다 수요-공급에서의 균형이 크게 작용합니다. 문제는 우리나라가 수도권에 초 집중되어 있는 기이한 국토 발전 구조를 갖고 있으며, 수도권으로 계속 인구가 유입되며 지방이 박살나는 현상을 겪고 있다는 점입니다. 아마 지방이 다 죽어서 수도권만 남게 될 때 까지 모든 인구는 수도권에서 빨아들이게 될 것이고, 바꿔 말하면 수도권의 집값은 공급과 상관 없이 꾸준한 수요가 가격을 지탱할 것이라는 뜻이죠.
또한 정권이 바뀐다 하더라도 이전 정권에서 폭등한 부동산을 다시 가라앉히는 것도 불가능합니다. 당장 빚지고 영끌해서 집 산 사람들이 많은데 비싸게 산 집의 가격이 다시 5년 전 가격으로 폭락한다? 서민들이 단체로 한강 입수하는거 보고 싶지 않으면 함부로 부동산 가격에 칼질 못합니다. 이번 정부의 실책이 압도적이긴 하나 다음 정권이 상식 수준의 부동산 정책을 유지한다면 부동산 가격은 떨어지지 않고 적정 수준을 유지하여 외부의 변동 요인 없이 자연적으로 증가하였을 어느 지점에 수렴하게 될 겁니다.

3. 안타깝게도 서울의 강남-서초 등 노른자위 땅을 포함하여 집값이 상승된 곳은 동결될 지언정 집값이 내려가기는 어렵다고 봅니다. 집값은 주식시장과 달라서, 외부의 변동요인보다 수요-공급에서의 균형이 크게 작용합니다. 문제는 우리나라가 수도권에 초 집중되어 있는 기이한 국토 발전 구조를 갖고 있으며, 수도권으로 계속 인구가 유입되며 지방이 박살나는 현상을 겪고 있다는 점입니다. 아마 지방이 다 죽어서 수도권만 남게 될 때 까지 모든 인구는 수도권에서 빨아들이게 될 것이고, 바꿔 말하면 수도권의 집값은 공급과 상관 없이 꾸준한 수요가 가격을 지탱할 것이라는 뜻이죠.
또한 정권이 바뀐다 하더라도 이전 정권에서 폭등한 부동산을 다시 가라앉히는 것도 불가능합니다. 당장 빚지고 영끌해서 집 산 사람들이 많은데 비싸게 산 집의 가격이 다시 5년 전 가격으로 폭락한다? 서민들이 단체로 한강 입수하는거 보고 싶지 않으면 함부로 부동산 가격에 칼질 못합니다. 이번 정부의 실책이 압도적이긴 하나 다음 정권이 상식 수준의 부동산 정책을 유지한다면 부동산 가격은 떨어지지 않고 적정 수준을 유지하여 외부의 변동 요인 없이 자연적으로 증가하였을 어느 지점에 수렴하게 될 겁니다.
