안녕하세요~ 수도권 끝자락에 어미니 아는 지인분이 오피스텔을 가지고 계신대 처분하고 싶다고 어머니께 혹시 관심있는 사람좀 알아봐줄 수 있느냐고 여쭤보셨데요. 어머니께서 저에게 혹시 어떻겠냐고 물어보시는데요. 저도 좀 관심은 있지만 사실 이런 쪽으로는 전혀 몰라서 경제넷에 조언을 좀 구하고자 합니다. 일단 알아본 바에 의하면 그 오피스텔은 7년전에 완공이 되었고 분양가는 7천만원 조금 넘었다고 합니다. 서향과 북향으로 방이 있는데 지인 분이 가지고 계신 집은 북향이구요. 크기는 30제곱미터에 실평수는 19제곱미터정도 됩니다. 현재까지 꾸준히 떨어져서 현재 북향 오피스텔은 네이버 부동산 들어가보니 4천~4천5백 사이에 서향은 5천~5천5백 사이에 거래중인것 같구요. 월세는 북향 오피스텔은 300/40 정도 서향 오피스텔은 300/45 정도 입니다. 오피스텔쪽은 전혀 문외한이라 7년동안 근 3천 가까이가 떨어졌는데 이게 정상인 상황인건지도 궁금하구요. 위치는 지하철 역에서는 1.2km 떨어져있는데 버스로 한 정거장 걸어서는 20분정도 걸릴 것 같습니다. 대신 대형마트가 300미터정도 걸어서 5분 (한 블럭 옆에 있슴)정도 옆에 있습니다. 간단하게 알아본 바로는 1억 이하 주거용 소형 오피스텔은 주택에 포함되지 않아서 대출도 가능하고 세금도 크지 않다고 봤는데요. 방 자체는 세가 잘 나간다고는 하는데 이건 부동산 통해서 들은게 아니고 그 지인분 통해서 들은거기 때문에 확실하지 않습니다. 이번에 좀 알아보고 싶었는데 추석 연휴라 공인중개사들이 다 쉬어가지고-_-;;;; 아무튼 평일에 한 번 가서 부동산 돌면서 상황이 어떤지는 좀 간략하게 알아보려고 하는 중입니다. 근데 전혀 현 오피스텔 시장을 몰라서 좀 고민스럽습니다. 팔 때 잘 안팔린다는 이야기도 들었구요. 또 7천짜리가 4천따리가 된 이유가 있지 않을까 싶기도 하구요. 만약 사기로 결정한다면 2천정도 대출받아서 사려고 합니다. 결국 투자는 제가 하는 것이지만, 시장의 흐름이나 투자의 방향성정도라도 좀 알고 싶은 마음에 질문드립니다. 아는 정보 공유 좀 부탁드립니다. 감사합니다.
