개인정보가 들어가기에 익명으로 올리게된점 양해부탁드립니다. 아파트 2채를 보유 중이고 전세를 나름 꽤 오래 놓은 집이 있습니다. 6년쯤 되어가네요. 시세가 한동안 안오르다가 최근 꽤 오르기 시작했습니다. 임대차3법이 예고된 이후 아파트 매도 타이밍과 전세 갱신 문제가 꼬일까봐 미리 세입자분과 이야기를 했었습니다. 당시에는 세입자분이 걱정하지 마시라고 원만하게 잘 해결해 드리겠다고 구두로 대답을 해주더군요. 최근 아파트 매도를 알아보고 있는데 전세 만기일 이전 6개월 타이밍이 다 되어가고 있는 상태입니다. 한 10일 남았네요. 그래서 세입자분께 이전에 말이 오간 것처럼 몇개월 더 여유가 있었으면 좋겠다고 했는데 갑자기 입장을 바꿔서 법대로 할 것이며 기한이 오면 갱신권을 사용할 것이라는 답변을 받았습니다. 그쪽 부부 사이에서 입장이 갈리다가 이런 답변이 나온 것 같은데 제가 그것까지 고려할 상황은 아니겠죠. 나름 전세를 저렴하게 놓았다고 생각했는데 큰 족쇄가 되었습니다. 6년이나 내두면서 원만한 관계를 유지한 세입자가 갑자기 강경하게 나와서 당황스럽네요. 부동산 측에서는 이걸 빌미로 잡아 시세가 오르고 있는 아파트를 적게 내놓은 가격에도 더 깎아서 매도하라고 전화가 오는 상황입니다. 스트레스 받더군요. 상승분 5퍼센트를 적용해도 현 전세 싯가보다 절반 좀 넘는 정도에 불과하고 이것은 제게 무시할 수 없는 손해로 작용할 상황입니다. 자금력에 여유가 있는 상황이 아니라서요. 전세 아파트 시세가 계속 오르고 있기 때문에 당장 손해를 보면서 처분하는 것은 피하고 싶어서 현재 거주하고 있는 집을 전세로 내놓고 그곳에 2년 실거주해야하나 생각 중입니다. 기왕이면 이사를 하지 않고 좋게 해결하고 싶은데 끝까지 버틴다고 나오면 저희도 방법이 없는 것 같아요. 이사를 가지않고 세입자가 누구든지간에 금전적인 손해를 피하고 싶습니다. 딱히 좋은 방법이 없을까요?
