안녕하세요. 결혼한 지 만 2년이 되어 가는 신혼부부 입니다. 지금 집은 제가 결혼 하기 1년 전 전세로 구한 정말 오래되고 작은 빌라 입니다. 전세 5천만원에 들어왔고, 현 직장에 출퇴근이 가능하면서 대출 없이 구할 수 있는 곳이라 고민 끝에 독립하고 1년 정도 산 후 현재 와이프와 결혼하여 계속 살고 있습니다. 만으로 2년을 채운 후 1년 연장을 했고, 이제 곧 3년이 되어 가기에 연장을 하든 이사를 가든 선택해야 합니다. 일단 저희 부부는 자녀가 없으며 앞으로도 당분간(3~4년??)은 자녀 계획이 없습니다. 저는 지금 집이 너무 외지고, 오래되고(25년), 작기(실평수 13평) 때문에 이사를 가자고 강력하게 주장하고 있습니다. 와이프는 처음에는 이사를 반대하다가(돈도 더 모을 필요가 있고, 지금 집에 적응되었다.) 제가 계속 설득해서 일단 좋은 조건의 집이 나오면 이사를 가겠다고 의견을 모았습니다. 저희는 아직 확실한 주거 지역을 정하지 못했기 때문에 2년은 더 전세로 살고 싶습니다.(매매는 추 후 고민하거나 분양을 노림) 지역은 현재 동일한 지역(경기도 권)에서 동네 정도만 옮길까 하고 있습니다.(서로의 직장 출퇴근 편의성을 위해) 제가 현재 있는 지역은 전세 기준으로 신축 아파트는 4억 이상, 구축(20년 내외) 아파트는 2억5천, 신축 빌라는 2억, 구축 빌라는 1억 초반 정도에 시세가 형성되어 있습니다. 지금 집 보증금을 빼고 그 동안 모은 돈을 합하면 현금 1억이 준비 될 예정이고, 제 신용 등급은 1등급입니다. 이런 상황에서 어느 유형의 집으로의 이사를 추천하시며 그 이유는 어떻게 되실까요?? 1. 신축 아파트(전세 4억 이상) : 너무 비싸 대출을 많이 받아야 해서 부담스러움. 2. 구축 아파트(전세 2억 5천) : 대출은 1억 5천 정도 받으면 되지만 오래된 아파트라 살짝 꺼려짐. 3. 신축 빌라(전세 2억) : 대출은 1억 정도 받으면 되고 신축이지만 빌라라는 점에서 살기 불편하지 않을까 고민 됨. (현재 빌라에 3년 정도 살아보니 구축이라 그런지 불편한 점이 너무 많았음) 4. 구축 빌라(전세 1억 초반) : 대출을 조금만 받아도 되고 평수는 더 넓힐 예정이지만 구축에 빌라라는 점이 꺼려짐. 현재 집 실평 수 13평대에서 이사 갈 집은 실평 수 20평 정도로 알아보고 있습니다. 지금 구형 빌라에 살면서 주차가 특히 너무 불편했습니다. 1, 3번 선택 시 주차가 편해지는 장점이 있고(신축 빌라의 경우 세대당 주차 자리 1대 보장) 2, 4번 선택 시 가장 불편했던 주차 문제가 해결되지 않을 것 같아 고민 중입니다. 하지만 1번 선택 시 대출 3억 이상을 받아야 하는데... 이건 매달 이자 내는데 부담이 있을 것 같습니다. 저는 3번이 가장 합리적인 선택이라 생각하는데... 빌라에서 빌라로 이사가는게 이점이 있을 지 고민이네요. 여러 인생 선배님들 조언 부탁드리고, 여유가 되신다면 조언의 이유도 설명 해 주시면 정말 감사 드리겠습니다. 감사합니다!!
