경제나 부동산에 대해 별 관념 없이 살다가, 1~2년 안에 결혼을 앞두고서야 진작 좀 알아볼걸 후회가 됩니다.. 요즘에는 청약, 신혼희망타운 등등을 알아보고 있는데. 홍차넷 선배님들 조언을 얻고 싶습니다. 현재 부모님이 모두 무주택자이시고(할머니 집), 15년이 넘었습니다. 아버지가 세대주, 어머니는 세대원, 저는 세대분리를 몇 년 전에 하여 (같은 집이지만) 세대주입니다. 청약은 어머니 명의로 반년, 제 명의로 2년 반 정도 된 게 있습니다. 이 경우에.. (1) 세대주를 어머니로 변경하기 vs 아버지 명의의 청약통장을 새로 만들어 시작하기 (2) 저의 세대주 자격을 유지하여 추첨제를 X2하여 노리기 vs 다시 부모님 세대로 들어가서 부모님의 가점을 높이기 (그런데 가점을 받으려면 1년 이상 같은 세대에 들어가 있어야 한다고 해서..또 청약통장의 납입기간이 짧아서, 그러면 제가 22년 초에 결혼 예정이라면 무의미하겠죠?) (3) 집이 할머니 명의인데, 할머니를 어머니의 세대원으로 둘 수는 없죠? (4) 저와 여자친구(모두 교사)의 소득이 신혼희망타운의 예비신혼부부 자격요건인 가구당 월평균소득 130%인 7,022,358원을 조금 넘습니다. 예비신부의 보수월액이 작년 3월에서 4월로 넘어갈 때 270->360으로 급격히 올라서, 공단에 문의해보니 연말정산에서 환급받은 게 적용돼서 올랐다고 하더라구요. 혹시 이러한 경우에 올해(내년이라도) 보수월액을 줄일 수 있는 방법이 없을까요? 저의 상황에서 단기적으로 혹은 장기적으로 어떻게 준비하는 게 현명할지, 조언 부탁드립니다. 감사합니다! 청약통장 가입시기가 너무 아쉽네요. 요즘 분양물량이 줄어들고 청약경쟁이 치열해서 주요지역은 가점 커트라인이 높습니다. 청약홈 홈페이지 들어가서 원하는 지역 인근 분양한 아파트 경쟁률이랑 커트라인 확인해보고 가능성을 계산해보세요. 대략 봤을 때 서울은 가능성이 매우 낮고 경기, 인천은 가능할거 같은데 일단 1순위 요건(투기과열지구 2년) 될 때까지 기다려야할 듯 하네요. 결론적으로 당장 청약은 기대하기 어려워 보여요. 가점기준에 무주택기간, 부양가족수도 있지만 청약가입기간이 있어서 청약통장 없는 무주택 기간은 사실상 반밖에 의미가 없죠..
괜히 요즘 30대가 영끌해서 아파트 사는게 아닙니다. 특히 소득이 크면 특공은 어렵고 추첨제는 로또라서 일단 실거주 1채 마련하고 생각하는거죠. 1주택이어도 민영주택 청약은 가능하거든요. 기존 주택 처분조건으로. 주택 구입 관련해서 Leeka님이 쓴 글들을 참고하면 좋을 것 같아요
