https://economist.co.kr/article/view/ecn202310030007 한때 위워크 강남이라던가 패스트파이브같은 곳에서 근무해봤던 경험을 되살려보자면, 공유오피스의 본질은 부동산 임대업이 맞다고 봅니다. 단순한 부동산 임대업에서 벗어나기 위해서 입주업체간 커뮤니티 활성화라던가, 공유 주방이라던가 하는 장치들이 존재하긴 합니다만, 그런 장치들은 어디까지나 부수적 활동일 뿐, 그것이 업의 본질은 아니라 생각합니다. 공유 오피스는 자본만 충분하면 쉽게 사업 아이템을 베낄 수 있습니다. 경쟁이 격화되기 쉽고, 이 경우 그 끝은 가격경쟁으로 수렴하는 경향이 있지요. 그렇게 생각해보면 우리나라에서 가장 잘 나가는 공유오피스가 위워크가 아니라 패스트파이브인 것도 이해가 됩니다. 위워크는 글로벌을 지원하기 위해서 지원조직이 커질 수밖에 없을 테니까요. 다른 분들은 어떻게 생각하실지 모르겠습니다만, 어쨌든 전 위워크는 분칠을 좀 잘 한(......) 부동산 임대업이라고 생각합니다.
